- Dilapidations services at the end of leases are an important service providing significant cost savings, cost certainty to outgoing tenants, best value in retaining control of tenders and works undertaken. This service avoids long running landlord disputes and unnecessary legal costs and manages the client’s asset most effectively, avoiding dispute wherever possible.
- James Barr have defended numerous landlord’s claims on behalf of tenants tendering the works, and have made an average saving of 67% in recent cases from the landlord’s original claim.
- Landlords are also represented regularly in the approach to leases expiring, with a view to returning buildings to marketable condition to maximise the chances of re-letting vacant premises.
